Buying Orange County Homes

As of today, using the first real estate agent you speak to is a common mistake home buyers make. For a long time, sellers of Orange County homes have been advised to interview a number of agents before they choose one to list their property because of the variation in the service levels rendered. Nevertheless, most home buyers turn out using the first real estate agent they speak with.

In a market that is increasing in worth, buyers may not need an adept mediator and property evaluator. However, today’s real estate condition is different. Home buyers are required to work with the most proficient agent they can meet to supply market insights and to stand on their behalf. They must:

  • compare the ability, reliability, and portfolio of each Realtor®
  • determine their negotiation capabilities
  • interview several Realtors® who have an established full time business in Real Estate
  • seek out Realtors® who have successfully assisted buyers of Orange County Homes

Help For First Time Orange County Homebuyer

First-time buyers of Orange County homes experience the same difficulties and stress as everyone else. This is why planning a course of action is the best way of attaining the ideal home. If you don’t want to be a victim of buyer’s remorse, you may want to consider our list of guidelines below:

1. Verify your financial status. Find a lender and get pre-qualified.

2. Talk to your partner about the important features both of you prefer most. It is better if you have a separate copy of the things you want in the house. Compare the copy then choose the best for both of you. It would be better if both of you have separate list and then compare notes with your partner. You can also check the place you want to live in to see if your price range accommodates the features you want. For example, you are looking for Orange County homes and you want a huge lawn, you’ll also need to spend huge amount to get it. Consider your budget: having a small lawn or backyard is good if it fits your budget.

3. Do not forget to do a city search to find the best that’ll comply with your demands and budget. Also, if you have still studying kids be sure to check if there’s a school near your prospect area. Check the crime and resale values in the area.

4. Once you already have a target place or city listed, it’s time for you to check the neighborhoods to find one that you’ll like. Visit the place day and night and over the weekend. It is better to find out a neighbor of what it’s like than after you bought it.

5. See and study the floor plan. The decoration or paint is very easy to change or replace, unlike the floor plan which will usually remain as is.

After you follow and finish all these steps, you are now ready to start making offers to get your perfect home in Orange County.

Buyer Testimonials:

July 1, 2009

Dear Prospective Buyer,

Words cannot begin to express our appreciation and gratitude for the wonderful service Edie and her team provided over the past year as we search for, and ultimately found, our family home.

We handed them a difficult task-were sure many realtors would have considered it to be virtually impossible. We wanted a home within walking distance to Biola University and to our children’s school; it had to be large enough to generously accommodate us, our five children, and multiple student and church activities; the house needed to be in reasonably good condition as we did not have the funds to manage a serious fixer-upper; and we had to have all of this for a price well below what that sort of house would normally sell in la Mirada even during this period of falling prices. In short, we needed a miracle. And with Edie’s help, we got one.

Edie guided us through the process, endured constant questions and lengthy emails, and stuck with us as we said “no” to one house after another. Her patience, support and persistence during the offer and response process were astounding. She was always truly on our side, even to the point of encouraging us to pull out of an accepted offer when there turned out to be a problem with one house; at one point she encouraged us to drop an offer on another house that seemed to meet all of our requirements and yet just didn’t feel quite “right.” In the cases of homes which did meet our very stringent qualifications, she was faithful and diligent on following up on the status of our offers.

Once we found out hoe we greatly appreciate Edie’s vigilant and proactive advocacy during the escrow process, especially when a bank error caused a serious delay in closing. She went far beyond the call of duty, calling on contacts and calling in favors, to get the process back on track. Without Edie’s help, our closing could have been tremendously delayed, or it might not have happened at all. We are so thankful for all that she did!

It is wonderful to be in our first house and to have years stretching out ahead to make it into an amazing home for us and our children. We could not have done it without Edie Israel and her wonderful team.

Good luck on your home search,

Kevin D. Pittle, Ph.D.

Natasha Pittle, RN, BSN

(and Emeth, Mekerah, Jonathan, Isaac, and Rebekah)

P.S. a word to the wise in regards to the “bank error” (especially if you are participating in the Biola University faculty program): when Edie suggests a particular lender, LISTEN TO HER!!

To the Edie Israel Team:

We cannot thank you enough for all the help you gave us in our recent move to Yorba Linda.

Since we were making the move from out of state, we are naturally quite nervous about handling the process from so far away, in addition to not being familiar with the many complicated rules and regulations in California and having to navigate this very difficult lending climate.

It was such a good feeling to know that you knew exactly what to do and that we could count on you to guide us through the process. We know that our loan situation, in particular, was more complicated than most since Michelle had not yet restarted her position after being on a leave of absence from her job for two years. Nevertheless, you were able to find us a loan after we had been turned down by numerous banks, some after they had initially said they would approve us.

Most of all, you did a wonderful job of understanding what we were looking for and finding a house that was a perfect fit for us. We so appreciated the amount of time you spent with us and all of the personal attention you gave us. Even though we know we were not your biggest clients, you made us feel like we were your most important clients!

We have talked often about what a great team you have and how you were able to meet all of our many needs, from finding a house, to getting a loan, to discussing problems with the house inspection and what would be the best way to handle the repairs. We could not have asked for a better team. Everyone was always available, always keeping in touch with us and letting us know what was happening, and always ready to do whatever was needed, even at the last minute.

Thank you for all that you did for us. We will definitely use you the next time we need a real estate agent.

Gratefully,

John and Michelle Barnewall
